House Rental FAQ's
Once the application is returned with all of the necessary documents, a showing of the unit can be done. If the tenant wants to move forward, we will continue with the background and credit check and any other paperwork needed for approval.
We offer one-year leases and month-to-month agreements.
Upon the approval of the rental application.
The tenant is responsible for lawn care and snow care.
You can only park registered and insured vehicles on the property.
Any minor changes can be made but with the landlord's permission. These include hanging pictures, televisions, etc. The cost of any unrepaired damages to the unit at move-out will be deducted from the security deposit.
Smoking is not allowed.
No pets allowed.
After each tenant moves out.
The landlord is responsible for trash for all utilities, including water and sewer, electricity, gas, internet, etc.
When you go see the rental home, keep an eye out for smoke detectors. Not having smoke detectors is a big red flag you can't ignore.
Smoke detector units should be replaced every 10 years, and the batteries should be replaced at least once a year. Ask the landlord when was the last time they checked them and had the batteries replaced. Request the smoke detectors (and carbon monoxide if available) be inspected and tested to make sure they work correctly.
We do not provide any appliances.
It is not required but recommended. The tenant should be aware that for any damages to tenant items for any reason, the landlord will not be held responsible..
All repair requests must be submitted online.
Subletting is not allowed.
On month-to-month agreements, 60 days' notice is required.
Online payments and direct-to-bank payments. THERE ARE NO IN-PERSON PAYMENTS, AND NO ONE WILL EVER COME TO COLLECT RENT.

Rent is due on the 1st of every month. After the 5th, a late fee of $50 is added. After the 15th of the month, an additional $125 is added. After the 15th, the total is $175.
We required 2.5-3x the rent for income. For example, if rent is $1000 per month, take-home income must be at least $2500-$3000 per month. There is no minimum for credit score. However, credit/rental/eviction history is factored into the approval/denial decision.
