Apartment Rental FAQ's

One Bedroom Apartments are $850/month
Two Bedroom Apartments are $1200/month

Security deposit is one and one half times the montly rent. 

We fill apartments on a first come first served basis. 

Included utilities are water, heating, and trash collection. Tenant pays for electricity.

The tenant would set up an account directly with DTE.

Rent is due on the 1st of every month. After the 5th, a late fee of $50 is added. After the 15th of the month, an additional $125 is added. If rent has not been paid by the 15th, the total fees due are $175.

A 60-day written notice is move out is required.

Unfortunately we do not allow subletting/sublesing.

The apartments have sufficient storage for personal items.

Renters insurance is not required. However tenants must be aware that if there is any damage or loss to their personal property, the landlord/building will not be held responsible. A waiver of this insurance is in the lease agreement for those that choose not to purchase insurance. 

Once the application is returned with all of the necessary documents, a showing of the unit can be done. If the tenant wants to move forward, we will continue with the background and credit check and any other paperwork needed for approval.

There is no fee to apply for any of our properties. 

We do require 2.5-3x the rent for income. For example, if rent is $1200 per month, then the take-home income must be at least $3000-$3600 per month. There is no minimum for credit score. However, credit/rental/eviction history is factored into the approval/denial decision.

Any rent increases are provided with notice at least 30 days prior to the request. 

We provide one-year lease and month-to-month term options.

With the landlord's written permission minor changes can be made. These include hanging pictures, televisions, etc. The cost of any unrepaired damages to the unit at move-out will be deducted from the security deposit.

Maintenance requests must be uploaded to the website. Once the request is received with supporting pictures/videos of repairs, an appointment will be scheduled with the tenant. 

Visitors can stay with tenants for a maximum of 3 days. Unfortunately there is no visitor parking on site, parking is available on the side streetnext to the property. 

We have electronic locks at the front and rear of the building entrances and we only provide key fobs to tenants on the lease. These fobs cannot be dubplicated and upon tenant move out, fobs are deactivated.
