Apartment Rental FAQ's

A security deposit is usually anywhere between one to three months’ rent. We usually charge 1.5% of the monthly rent.

The building will cover apartment utilities, including water, heating, and trash collection. The tenant will pay for electricity.

Rent is due on the 1st of every month. After the 5th, a late fee of $50 is added. After the 15th of the month, an additional $125 is added. After the 15th, the total is $175.

A 60-day notice is move out is required.

There is no subletting allowed.

It is not required, but tenants should be aware that if their items are damaged for any reason, the landlord and building are not responsible. A waiver is signed in the lease agreement.

Once the application is returned with all of the necessary documents, a showing of the unit can be done. If the tenant wants to move forward, we will continue with the background and credit check and any other paperwork needed for approval.

No fee to apply.

We required 2.5-3x the rent for income. For example, if rent is $1000 per month, take-home income must be at least $2500-$3000 per month. There is no minimum for credit score. However, credit/rental/eviction history is factored into the approval/denial decision.

Rent can increase, but as per the rental agreement, you will be made aware of any increases at least 30 days before.

We provide one-year lease terms and month-to-month terms.

Any minor changes can be made but with the landlord's permission. These include hanging pictures, televisions, etc. The cost of any unrepaired damages to the unit at move-out will be deducted from the security deposit.

Maintenance requests must be uploaded to the website.

Visitors staying longer than 3 days are not allowed. NO visitors can utilize any parking spots on the property.

We have an electronic lock at the front and rear of the building entrances. We allow only the key fob to the leased listed tenants, the fobs cannot be duplicated, and upon terminating leases, we delete the codes from the lock.

In addition to asking your prospective landlord about the security, you can do your homework. Check local news reports online to see if anything pops up in the area.

If you are new to the area, ask about the neighborhood. Ask about the safety, nearby hotspots, and the overall vibe of the neighborhood.

The landlord is responsible for trash for all utilities, including water and sewer, electricity, gas, internet, etc.

When you go see the rental home, keep an eye out for smoke detectors. Not having smoke detectors is a big red flag you can't ignore.

Smoke detector units should be replaced every 10 years, and the batteries should be replaced at least once a year. Ask the landlord when was the last time they checked them and had the batteries replaced. Request the smoke detectors (and carbon monoxide if available) be inspected and tested to make sure they work correctly.

We do not provide any appliances.

It is not required but recommended. The tenant should be aware that for any damages to tenant items for any reason, the landlord will not be held responsible..

All repair requests must be submitted online.

Subletting is not allowed.

On month-to-month agreements, 60 days' notice is required.

    *Clogged Toilet: The building management will bring you a plunger and toilet cleaning liquid at cost. Unclogging of a toilet must be done personally by the tenant.*

    So, Who Pays in case of Toilet Repair?

    If your toilet is blocked, then it is important to know what caused it. If it is blocked because you flushed something that was not supposed to go down the drain, then the expense is on you. However, if the toilet is clogged because of poor maintenance by your landlord (if the above and below of any other apartment is clogged and not flushing), then the repair will be on the landlord.

    Management will need to have a conversation with both the tenant and the plumber who does the repair. If the clog is caused by the tenant, then that tenant will be responsible for all costs. Some reasons for tenants to be responsible for costs include but are not limited to putting objects in the toilet, such as toys, Pampers, and feminine disposable sanitary pads/napkins.
