Apartment Rental FAQ's

A security deposit is usually anywhere between one to three months’ rent. We usually charge 1.5% of the monthly rent.

The building will cover apartment utilities, including water, heating, and trash collection. The tenant will pay for electricity.

Rent is due on the 1st of every month. After the 5th, a late fee of $50 is added. After the 15th of the month, an additional $125 is added. After the 15th, the total is $175.

A 60-day notice is move out is required.

There is no subletting allowed.

It is not required, but tenants should be aware that if their items are damaged for any reason, the landlord and building are not responsible. A waiver is signed in the lease agreement.

Once the application is returned with all of the necessary documents, a showing of the unit can be done. If the tenant wants to move forward, we will continue with the background and credit check and any other paperwork needed for approval.

No fee to apply.

We required 2.5-3x the rent for income. For example, if rent is $1000 per month, take-home income must be at least $2500-$3000 per month. There is no minimum for credit score. However, credit/rental/eviction history is factored into the approval/denial decision.

Rent can increase, but as per the rental agreement, you will be made aware of any increases at least 30 days before.

We provide one-year lease terms and month-to-month terms.

Any minor changes can be made but with the landlord's permission. These include hanging pictures, televisions, etc. The cost of any unrepaired damages to the unit at move-out will be deducted from the security deposit.

Maintenance requests must be uploaded to the website.

Visitors staying longer than 3 days are not allowed. NO visitors can utilize any parking spots on the property.

We have an electronic lock at the front and rear of the building entrances. We allow only the key fob to the leased listed tenants, the fobs cannot be duplicated, and upon terminating leases, we delete the codes from the lock.

In addition to asking your prospective landlord about the security, you can do your homework. Check local news reports online to see if anything pops up in the area.

If you are new to the area, ask about the neighborhood. Ask about the safety, nearby hotspots, and the overall vibe of the neighborhood.
